Occupancy of midscale hotels in Kyiv grows by 15%, upscale by 3% in H1 2021 – Colliers

KYIV. Aug 30 (Interfax-Ukraine) – The average occupancy rate of hotels of the midscale segment in Kyiv in January-June 2021 increased by 15% compared to 2020, to 39%, in hotels of the upscale segment – by 3%, to 24%, follows from a report of Colliers International (Ukraine).

"In general, the quarantine restrictions and the consequences of the pandemic in the first half of 2021 were easier for hoteliers than in 2020. In Kyiv, in May-June 2021, the demand for hotels of all segments increased slightly due to the deferred demand for business trips and private tourism," Colliers said.

According to the company’s analytical data, the Average Daily Room Rate (ADR) indicator for five-star hotels grew by 5% compared to 2020 and amounted to EUR 150. At the same time, for three-star hotels the indicator fell by 13% and amounted to EUR 40.

At the end of the half-year, the Kyiv hotel market was expanded with a three-star IQ Hotel (174 rooms). Thus, the number of rooms in hotels of different segments according to the results of the first six months of 2021 totals 11,074 rooms: in one- or two-star hotels – 17%, three-star – 36%, four-star – 33%, five-star – 14%.

"According to the statements of hoteliers, the three-star hotel Ibis & Adagio Kyiv (265 rooms), five-star hotels Radisson Hotel Pechersk Park Kyiv (167 rooms) and Sheraton Kyiv Olimpiyskiy (208 rooms) are scheduled to open in 2022-2023," Colliers said.

As indicated in the report, the first half of the year was marked by the opening of casinos in a number of hotels (Fairmont Grand Hotel – 1,600 square meters, Premier Palace Hotel Kyiv – 1,000 square meters, InterContinental Kyiv – 506 square meters). In addition, hoteliers pay attention to digitalization and special equipment of conference rooms for online events.
