Investments in Kyiv's real estate up to $45 mln in Aug – study
KYIV. Sept 1 (Interfax-Ukraine) – The volume of investments in real estate in Kyiv in August this year increased by 21% compared to July and amounted to the equivalent of $45 million, Director of Blagovist Real Estate Agency (Kyiv) Olena Biberova told Interfax-Ukraine.
"There is intense activity in the market. The popular districts in August were Darnytsky, Holosiyivsky and Pechersky. The highest demand and, accordingly, the largest number of transactions are in the $50,000-$100,000 price range [44% of transactions]. Prices grow in proportion to demand," Biberova said.
According to Blagovist, the segment up to $50,000 took in August 16% of the total number of transactions. In this category, mainly one-two-room apartments were purchased, most of all in Dniprovsky and Holosiyivsky districts of Kyiv.
In particular, a one-room apartment with an area of 40 square meters was purchased for $40,000 on Scherbakivskoho Street (Shevchenkivsky district), for $50,000 – a two-room apartment with an area of 45 square meters on Bakinska Street in the old housing stock (Shevchenkivsky district).
There were also deals in this price segment in Kyiv region. For example, a land plot of 14 acres was bought for $45,000 in Khotiv, and for $50,000 – a house in Zazymia with an area of 160 square meters.
In the price range from $100,000 to $250,000, some 34% of purchase and sale transactions were carried out. It is dominated by two-three-room apartments in Shevchenkivsky, Holosiyivsky and Pechersky districts of Kyiv. For example, a one-room apartment with an area of 49 square meters was bought for $102,000 on Lomonosova Street (Holosiyivsky district), for $160,000 – a two-room apartment with 82 square meters on Zarichna Street (Darnytsky district), and for $105,000 – a house with an area of 382 square meters in the village of Tarasivka.
The price range from $250,000 accounted in August for 6% of the total volume of transactions.
The most expensive property sold in August was a house with an area of 423 square meters in the village of Khodosivka (Obukhiv district) – it was purchased for $1.150 million. The most expensive apartment sold during this period was an apartment with an area of 254 square meters on Hrushevskoho street (Shevchenkivsky district), which was bought for $1 million. Office with an area of 73 square meters in a building on Pushkinska Street (Shevchenkivsky district) was bought for $420,000.
Blagovist Real Estate Agency, part of the First Realty Group corporation, was established in 1993. Today, there are eight agency offices in Kyiv, with which about 500 professional real estate consultants cooperate.
