Average price in primary housing market in Kyiv in late 2022 was $2,045/sq m – City One Development

KYIV. Jan 18 (Interfax-Ukraine) – The average price in the primary housing market in Kyiv at the end of 2022 in U.S. dollars was $2,045/sq m, which is 4% more than in December 2021, the press service of City One Development told Interfax-Ukraine.

According to the analytical report of the company, the average price in the primary market in hryvnia in December 2022 amounted to almost UAH 75,000/sq m, growth since the beginning of the year – 40%.

The largest price increase in dollar terms occurred in the premium class – by 8%. Other classes (economy, comfort, business) have risen in price by 1-3% on average.

The structure of supply by class of housing and development trends remained similar to pre-war. The comfort class (a 45% share) continues to grow at the expense of the economy class (a 10% share). The shares of business class (36%) and premium class (9%) remain stable.

The press service added that at the end of last year, the volume of offers on the market of new buildings decreased by 20% compared to pre-war figures. At the same time, sales of 80% of residential complexes, which were on the primary market in the capital before the war, were resumed.

According to analysts, the construction of several projects was suspended, mainly those that were problematic even before the war.

During 2022, developers in Kyiv almost did not start the construction of absolutely new projects, however, they began the construction and sale of new lines in existing large residential complexes.
