Average cost of renting housing in Kyiv falls by 38%, in Kyiv region by 25% – OLX
KYIV. Aug 15 (Interfax-Ukraine) – The average cost of renting housing in Kyiv in July decreased by 38%, and in Kyiv region – by 25% compared to the same period last year, while the supply has more than doubled, the OLX Real Estate portal reported.
"Compared to last year, the average cost of rent in Kyiv has decreased by 38%. One-room apartments have fallen in price by more than UAH 2,500 (33% less), two-room apartments’ price dropped by almost UAH 4,000 (37% less), and three-room apartments — by UAH 6,500 (41% less)," the portal said in a press release.
The number of offers on the portal in July 2022 amounted to 51,900 apartments, while a year earlier their number was 21,600. Most apartments in July were offered in Pechersky (10,200), Darnytsky (7,000) and Shevchenkivsky districts (6,100).
At the same time, people were most often interested in housing in Darnytsky district (18,600 responses), Dniprovsky (13,500), Holosiyivsky (13,300). In general, the demand for rent in July increased by 16% compared to the previous year and by 33% compared to the beginning of the summer of this year.
According to OLX, in Kyiv region in July 2022 by July 2021, one-room apartments fell in price by UAH 1,400 (28.5% less), two-room apartments – by UAH 1,500 (24% les), three-room apartments – by UAH 2,000 (23% less).
At the same time, the cost of rent was primarily influenced by the proximity of settlements to Kyiv and the development of their infrastructure, while significant destruction in some of them due to the military aggression of the Russian Federation had a lesser impact, analysts of OLX said. So, the lowest rental prices in July, like last year, are in Borodianka (on average UAH 3,500 per month). In Boryspil, Bucha and Hostomel, the average price for renting a one-room apartment is UAH 5,000 per month, in Irpin and Vasylkiv – about UAH 5,500 per month, in Brovary – UAH 6,000 per month.
Renting two-room apartments in Kyiv region will cost an average of UAH 5,500-8,000 per month, three-room apartments – UAH 6,000-9,000, the portal reported.
