After war start, 80 new projects enter market of cottage townships in Ukraine – LUN
KYIV. March 15 (Interfax-Ukraine) – After the start of a full-scale war of the Russian Federation against Ukraine, 80 new projects began to be sold on the country’s cottage township market, in general, as of early March 2023, some 522 projects were on sale, according to the data of the LUN portal.
According to the study, as of early March, 522 cottage townships in Ukraine were on sale, while in February 2022 there were 681. According to LUN, 67% of cottage townships (459) resumed sales after a pause at the start of the war, and 222 are not for sale.
At the same time, the number of cottage townships where sales started after the start of the war is 94, most of all in Kyiv (28), Lviv (17), Ivano-Frankivsk (13) regions and Kyiv (8). At the same time, 80 cottage townships that launched sales after February 24, 2022 are new projects.
According to LUN, to date in Kyiv and the region projects of cottage townships occupy 67% of the total market. Second place is taken by Lviv region (12%), followed by Ivano-Frankivsk (6%) and Odesa (4%) regions. At the same time, about half of the supply of cottage villages has already completed construction, 47% – projects in the process of construction, 2% – construction work has been suspended.
In Ukraine, 31 projects completed sales in 2022. At the same time, most of all were sold in Kyiv (10) and Lviv (8) regions, as well as in Odesa (4), Ivano-Frankivsk (3), Cherkasy (2), Zaporizhia (2), Vinnytsia (1) regions and in Kyiv city (1).
LUN also analyzed the demand for cottage townships, based on the attendance of the relevant sections of its website. So, since the beginning of this year, attendance has been showing positive dynamics, and in March it is 41% of the pre-war figure, which is the highest figure for the entire period of active hostilities.
According to the portal, the most common projects of cottages in Kyiv and the region are objects with an area of 101-150 square meters (34) and up to 100 square meters (23%), in Lviv and the region – 101-150 square meters (42%) and 151-200 square meters (33%).
According to LUN analytics, today the average cost of 1 square meter in a typical project of a cottage town in Kyiv is $1,040, and in Kyiv region – $900. In Lviv and the region, prices are slightly lower – $1,000/square meter and $820/square meter respectively.
